Custom Pool Construction in Seaside

Seaside gets more sun than Monterey and Pacific Grove, has more usable back-garden space than either, and sits on the slope above the bay. For a family that wants a real pool on the Peninsula, it is frequently the best value site in the area.

Better sun, more room

Seaside sits slightly inland and uphill from the shoreline cities, and both of those work in a pool’s favour.

The marine layer that sits over Monterey and Pacific Grove burns off earlier as you move up the slope and away from the immediate coast. It is not the Salinas Valley — this is still a coastal climate and a heater and cover belong in the specification — but the difference in usable afternoon sun over a season is real, and it is the sort of thing you notice in a pool rather than in a weather summary.

Lot sizes help too. Much of Seaside’s housing stock sits on parcels with genuinely usable rear gardens and, often, vehicle access to them. That changes the economics of a build significantly: a site an excavator can drive into is a straightforwardly cheaper site than one reached through a side gate, and the saving goes into the pool instead of into the method.

The slope is worth designing with rather than against. Many Seaside lots step down towards the bay, which means a raised bond beam, a spa set at the high end, or a deck that terraces — and, on the right parcel, a view worth orienting the whole yard towards.

Permits and the groundwater basin

Building permits are handled by the city’s Building and Code Enforcement department, with planning review through the Planning Department. As everywhere, we confirm the current setback, review and submittal requirements for your specific parcel with the city before design rather than relying on a number published on a website.

The thing genuinely particular to Seaside is water. The Seaside Groundwater Basin was adjudicated in Monterey County Superior Court, and the Seaside Basin Watermaster now administers it: producers draw under authorised allocations rather than freely. That is a fact about the basin and its producers rather than a rule about your garden, and the Peninsula’s wider water situation has more than one moving part. We do not make claims about what it means for a particular property — we tell you to ask your water supplier what currently applies before you plan a pool, and we help you ask the right question.

What is unambiguous is the direction of travel: on this part of the coast, water is not a resource to be casual with. A cover is the practical response, and it is the same item that keeps the heat in.

Building a pool in Seaside: common questions

Is Seaside sunnier than Monterey for a pool?

It generally sits slightly outside the heaviest of the marine layer that affects the immediate shoreline, and the difference in afternoon sun over a season is noticeable. It is still a coastal climate, so a heater and a cover belong in the specification either way — but Seaside is a more forgiving pool site than the shoreline cities.

Does the groundwater adjudication affect whether I can fill a pool?

The Seaside Groundwater Basin was adjudicated and is administered by the Seaside Basin Watermaster, under which producers draw water against authorised allocations. That governs producers rather than individual gardens, and the Monterey Peninsula water picture has several separate mechanisms in it. Ask your water supplier directly what currently applies to your address before planning a pool — we will help you frame the question, and we will not guess at the answer.

Are Seaside lots big enough for a decent pool?

Often, yes, and better than most of the Peninsula. A good proportion of the housing stock has genuinely usable rear gardens and vehicle access to them, which makes for a straightforward excavation and a better pool for the money.

What about the slope?

A good deal of Seaside steps down towards the bay. That is an engineering consideration — retaining, a raised bond beam, sometimes terraced decking — and on the right parcel it is also an opportunity, because a fall behind the pool combined with a view is the setup a vanishing edge needs.
